The design for 447 is focused on both being a good neighbor, and on bringing street vitality to the immediate vicinity. The design steps back at the upper levels to bring more light and air to the surrounding area. The building, as seen in the urban model is modest in size and fits well with both larger and smaller buildings around it. Retail/restaurant at the ground level, coupled with improvements to Merchant alley will make it very pedestrian friendly.
The project design links with the area through the combination of punched openings and some more open façade. The use of diagonal visual elements works to respond to both the Alcoa building (Maritime Plaza), and the Pyramid. The varied façade also serves to break down the visual scale of the building. The street elevation is visually open and pedestrian friendly.
