199 New Montgomery Street

San Francisco, CA

Site: 173,355 sf     No. Stories: 16 stories

199 New Montgomery Street is an urban infill mixed-use development of 167 residential units above street level retail in the heart of San Francisco’s the New Montgomery Street Historic Conservation District. Of the unit total, 25 units are below market rate. The 16-story structure stands above four levels of below-grade parking and commands impressive views of the burgeoning South of Market Street skyline and the Bay Bridge beyond. Although the building utilizes contemporary construction techniques, the graceful composure and successful design of 199 New Montgomery is achieved by maintaining the neighborhood’s urban architectural nature. The creative use of masonry imparts much of the building’s character, as do references to the distinctive belt courses on the historic buildings which line New Montgomery Street. A signature entry sculpture and companion finely detailed stainless steel wall sconces by artist Albert Paley enliven the pedestrian experience.
